An application is to be imminently submitted for a development of 59 new homes, healthcare centre; and associated works. The site already benefits from an existing planning consent to construct a carehome, but there is no current demand for this type of accommodation in the local area. The proposed scheme seeks to provide a mix of new homes of various sizes, as well as a healthcare centre that will incorporate two recently-merged existing General Practices. The healthcare centre will also include a dentists’ practice and a pharmacy.
A large proportion of the local community will already be aware of these proposals, on the basis of the publicity in the local press and by virtue of the two public meetings held at the Evergreen Hall on Angel Street, a short distance from the site, on Tuesday 10th July 2018 and Thursday 9th August 2018. The proposals have been further refined since the latter of those two meetings, as evident from the drawings provided herein. A key difference within the current proposals is the omission of the Registry Office (Ty’r Ardd) from the development site. It should be noted that the Transport Statement has been assessed on the basis of earlier proposals which included the Registry Office site – the principle of this has been considered acceptable by the Local Authority as this level of assessment accounts for greater traffic flows, which would only be reduced rather than increased.
Prior to submitting the planning application, we are undergoing a Pre-Application Consultation exercise in respect of the application, in line with Welsh Government guidelines, in order to allow interested parties to comment. Following a period of 28 days, the comments received will be reviewed, considered and responded to, in the form of a Pre-Application Consultation Report (PAC Report) – individual responses will not be provided. The PAC Report will then accompany the planning application, which will be submitted to Bridgend County Borough Council for consideration soon thereafter.
This is your opportunity to comment directly to the developers on the draft planning application. Every comment received will be reviewed, and the PAC Report will respond to each comment raised. You will have a subsequent opportunity to comment directly to the Planning Officers at Bridgend County Borough Council once a formal planning application is made.
