LRM Planning have worked with award winning developer Verto Homes to secure full planning permission at Pinhoe, Exeter for 40 zero carbon smart homes.
The site presented a number of planning challenges, including its location which is outside of the settlement boundary and within an area subject to protection of the landscape setting of the city. On-site constraints also meant that viability evidence was required to support the reduced provision of affordable homes.
LRM were involved from the early stages of the project, engaging with officers, carrying out community engagement and presenting the scheme to a committee member working group. We supported the client and coordinated the project team to prepare and submit the application and worked with officers following submission to secure a positive recommendation.
Following an earlier deferral, the application received approval at one of the City Council’s first virtual Planning Committees. Once the legal agreement is finalised and relevant pre-commencement conditions discharged, work will begin on site to deliver a ground breaking collection of zero carbon smart homes that will support the Council ambitious commitment to be a carbon neutral city by 2030.
