LRM Planning is pleased to have helped secure planning permission for a detached infill dwelling replacing a dilapidated outbuilding on land rear of 59 Conway Road, Pontcanna, Cardiff.
We provided planning input and advice from concept through to determination, with the approved design formed by a contemporary mono-pitch detached dwelling (part single part two storey), designed by CfW Architects.
Obtaining permission was particularly pleasing for the client and team given the history of refusals on the site, coupled with a number of constraints which had to be carefully considered through both the design and planning application appraisal process. Constraints included proximity to neighbouring properties, impact upon the Conway Road Conservation Area, risk of flood and proximity to an adjacent mature tree.
The approved design makes efficient use of an underutilised parcel of land, which will have a positive visual impact upon the Conservation Area. It will provide a bespoke high-quality home in a sustainable and desirable location within Cardiff.
