Today Powys Planning Committee voted unanimously to approve a development of 48 dwellings at two parcels of land within Llandrinio, a small village and community in the north-east of Powys, close to the Wales-England border.
The proposal, submitted on behalf of the Affordable Housing Team at Powys County Council, comprises the proposed development 24 affordable dwellings at land adjacent to Trawscoed and 24 dwellings on land to the north of Orchard Croft, 20% of which will be affordable.
Archaeological, highways and drainage constraints resulted in a protracted determination period, however, each constraint was suitably addressed by the development team. This was recognised by members who were unanimous in their support for the proposed development, which is testament to the hard work of the development team and a positive relationship with officers.
The design facets proposed are befitting of the site’s locations and proposes a distinct and harmonised vernacular that complements existing materials in the site area. The design by Penseiri George + Tomos (George + Tomos Architects) provided a quality development with a clean slate of zero consultee objections resulting.
The development team who performed to achieve this positive result also included Engineering Design Services Central Wales Infrastructure Collaboration (drainage and ecology), Haire Landscape Consultants (landscaping), Trysor (archaeology), and ArbTS (arboriculture).
We are also very grateful to the Planning Officer and consultees to the process for their diligence and hard work to achieve this outcome.
