Monmouthshire County Council Planning Committee unanimously resolved to grant planning permission for 155 dwellings in Magor and Undy. The application was submitted by LRM on behalf of Vistry Homes.
The Site is a strategic allocation in the Monmouthshire Local Development Plan. The introduction of the requirement for SABS approval, after the LDP was adopted, required a new approach to the design of the site with extensive viability discussions. To meet this statutory requirement and to deliver 25% affordable housing, grant funding from Cardiff Capital Region has been necessary.
The application was a hybrid combining an outline application for up to 155 dwellings of which detailed approval was sought for 72 dwellings and will make valuable contributions to the County’s housing supply. The scheme will comprise part of, and complete the bypass road set out within the Council’s Local Development Plan connecting to the strategic allocation of Rockfield Farm to the east.
At Planning Committee it was LRM’s own, Kate Coventry, presenting for the first time. She delivered a 4 minute presentation highlighting the key technical challenges of the scheme and how they have been overcome. Kate and Owen have worked on this project from the first pre application made in 2018 and were incredibly pleased to see it approved.
The entire development team are very appreciative of the case officers past and present who have worked on this scheme over the last few years, helping to overcome a number of technical challenges.
LRM Planning look forward to now progressing towards the Reserved Matters application.
